Move-in Policy

A buyer becomes eligible to apply for move-in once the full downpayment has been made and the Pag-IBIG or bank home loan has been released. The Amaica Homes Customer Care Department (CCD) Officer will notify qualified buyers accordingly.

For Spot Cash buyers, move-in is allowed upon full payment of the total property price. For those under Deferred Cash financing, at least 50% of the total price must be paid before move-in application.

A Transfer of Rights is allowed provided the buyer submits the required Transfer of Rights document.

All transfers—whether changing the block and lot, or updating the principal buyer or ownership—are subject to credit approval and a minimum processing fee of Php 10,000.

Before making any home improvements, buyers must secure approval from Amaica Homes’ Customer Care Department. If required by the local government, an extension or fencing permit must also be obtained.

To proceed, the buyer should submit a sketch or plan of the proposed changes, pay the construction bond, and register the names of all workers who will access the subdivision.

The buyer is responsible for applying for their own water and electricity connections and settling any related fees with the respective service providers.

Should the provider require technical documents to process the application, these may be requested from Amaica Homes' Customer Care Department (CCD).

Once the Amaica Homes property has been turned over, the buyer is expected to:

  • Settle the required Homeowners' Association (HOA) membership fees or dues.

  • Begin paying Real Property Tax (RPT) on the house and lot after either the turnover or loan release, whichever comes first.

  • Continue paying the monthly amortization to the financing institution once the loan has been released.
